Large and clean rooms with good strong and fast WiFi. Lots of parking. The coffee shop sells some wicked speciality coffees and good prices.

A rather quirky balcony, you have to step over a big step and the balcony is very narrow.

Comfortable clean and quiet with nice small pool and friendly staff. The homemade yoghurt for breakfast is great.

Air con a bit noisy.

Great location : 1 min walk to the beach and street food, with 7/11 next door. Facility : nice swimming pool and sitting area, many car parking slots Staff : helpful although sometimes aren't the most efficient Breakfast : 189 baht was OK for the value Room : spacious with beach towel and beach sandals provided.

Bathroom door is a bit low. Difficult to adjust shower temperature.

Location. Size.

Bed was too hard. Lack of TV programs. A "Villa" without a kitchen.

Big bed. Room is clean. Good location.

The food was excellent, the hotel had a special for eating from their kitchen that was excellent and price unmatched.

The pool area is very small, families could fit with no room for any other guests, but hey the ocean is across the street ;)

Staff service, location

Air Condition - took longer than 2 hours to get cold, and its not cold enough! And I am the one who dont normally like cold AC!

Our rooms are clean. The staff is friendly and helpful. There are plenty of parking lots. The hotel is located in a very good location. Just a very short walk across the street to the sea. Also, 7-Eleven is next to the hotel with many restaurants around the place.

The swimming pool is too small. It is only suitable for family with kids, not for serious swimmers. In our room, the controller of air conditioners are set too high so it's hard to turn them down.

Nice room, lovely decoration cute details. Air Conditioner works well. Location is right in front to the beach. Although the staff speaks no english, they are very polite.

I arrived at 1 pm. and they couldn‘t find my booking, so they asked for the booking number which I gave to them. They found the booking, but something seemed to be wrong since the guy grabbed the key and then another and after that they told me to come back in one hour. They weren‘t prepared at all... Staff really needs to improve their english (they don’t speak english at all). When I had questions I used the translator. F.E asked where the busstation is, I know there was one because I arrived with the bus. One receptionist told me that theres a busstation close by. A bit later I asked another what the name of the busstation is, she didnt understand my question at all. She kept talking about taxi and I was like „No I want to go with the bus“ and this would have go on and on. Luckely I found a person outside the hotel that could answer.

Central location on beachfront road. Elevator. Generally pleasant atmosphere.

Room was more basic than expected, for the price. No electric kettle. Tiny balcony. Hotel is rated as 3 star, but feels more like 2 or 2.5 star. Same breakfast menu every morning. Most staff speak minimal English and can come across as indifferent and not particularly friendly, not offering greetings.

The balcony. It’s just a small corridor outside the room with 2 airco units. No room to sit romantically. Just a small outside space.

Property was right on the sea front very good location. Room was clean.

We had a nice room but the second night all the electricity went. Instead of moving us to a room next door they tried to move us into the car park which we refused and then was given a less superior room. We were told we would be refunded the difference but this never happened. The main reception staff were not friendly or helpful however the bell boys were very helpful.

Breakfast was mediocre. Orange juice was more like sugar water. Room design with glass wall is lack of privacy. Purchased the optional breakfast while making the booking through Booking.com but hotel insisted there was no breakfast purchased; luckily I had printed out the booking confirmation showing breakfast was included or I would be charged extra by the hotel.

The rooms were really modern and clean and the beds were comfy and large. It was great to have a fridge in the room! And also handy to have a small balcony which allowed us to dry our swimming costumes and towels after use. The pool WAS small, but we were lucky to have it to ourself one afternoon for a good hour, and that was really nice. The beach is quite literally just over the road... And there are a number of good restaurants within walking distance (Aroy, and Sea and Sand were our faves) :o)

Before we arrived, we had received notification that we were to be upgraded free of charge, which was a nice touch! When we arrived, as promised, we had been upgraded. The room on the 4th floor was lovely! And had little extras like a full length mirror, and kettle/tea/coffee. However, the air con was really noisy - omitting a pulsating buzzing noise, regardless of setting. We reported this issue, and a staff member did come to take a look, but was unable to fix it unfortunately. So we were moved rooms - and consequently 'downgraded' back to a standard double. It was still a nice room - but without the little extras (mirror, kettle, etc...) But it wasn't the end of the world. The air con still wasn't great though! We just couldn't get the settings right, so the room was baking without air con, but like a freezer WITH the air con turned on. We actually ended up sleeping with the air con OFF by the last couple of days. Again, minor thing, but a little annoying. We didn't bother having breakfast at the hotel. It seemed pricey for what was a fixed menu - 'american breakfast'. The staff were lovely, but it was difficult to communicate. A few times, we could really have benefitted from some assistance, but it was quite hard to get basic information from the staff who did not speak great English. (We fully appreciate that we are in Thailand! But - for example - you would expect a 3 star hotel to be able to provide basic info regarding local travel options; from where to get main line bus services from, etc.) We really struggled - with lack of info both online and at the hotel - to work out how we could get from Cha Am to Khao Sok! It would be really useful for the hotel to provide an information leaflet regarding locations of bus stations, and a rough idea of which main destinations those bus stations provide services to and from.

Since we got a room on the ground floor, we did not feel free to open curtains. Swimming pool is on the 2nd floor . It is quite small, but clean.

Super clean and near cha-am beach. Beside the hotel, have convenient store, it makes us easy to buy snacks and drinks.

The receptionist does not always smile .

The staff was helpful even if they had difficulties to communicate in English. I forgot my T-shirt by the pool and asked about it next day. The shirt was returned within an hour.

There was no balkony as told by Booking.com. We had Superior room in the villa zone. The window was to the walkway. So we were like in a shopping window. Had to keep curtains on, which made the room dark. After 5 days we felt the same breakfast dull.
